Purchasing your home in Naples

With a little planning ahead of time, purchasing a home isn't all that complex, but the event can be stressful for a lot of people. I like to supply buyers with an overview of the whole deal so they know exactly what to expect. Here are my nine steps to buying a home. Step 1 – Prepare to buy
Before you start looking for a home, there are plenty of things you should do. When you begin your search, you'll want to assemble an outline of items you want to have, get a feel for what school districts and neighborhoods you'd like to live in, and begin working on your budget. Ensuring your mortgage payment is no more than 1/3 of your monthly income is a good principle to adhere to.

Step 2 – Talk to a real estate agent

We'll discuss neighborhoods, school districts in the Naples area, the mortgage and housing industries, and any other economic factors that could affect your buying decision today or in the future.

Step 3 – Start your home search
After our initial meeting, I'll begin searching for houses on the market that are great for you. I'll research most of the homes and exclude the duds, and then we'll schedule appointments to tour the houses when it's most convenient for you.

As we tour the homes, I'll identify good features, as well as bad ones. I'll even ask you to talk about things you like and dislike. It's common for buyers to update their wish list as we tour homes and some features become far more necessary than others. If that's the situation, I'll look through all the listings once more and narrow it down to the home of your dreams.

Step 4 – Get a grasp of the housing market
My knowledge of the Naples housing market is a leading component in your home search. I am mindful of all the neighborhoods and schools, and I'll let you know some areas are "hot" and warrant prompt action and others that are "cold" and allow for more analysis.

As we tour houses, I'll be sure to tell you when the asking price has room for negotiation and when I think the house is "priced to sell." Step 5 – Find your dream house
We'll find the home of your dreams in the Naples area, and when we do, I'll meticulously create your purchase offer. The offer will be made to fit your needs and the home. We'll include a lot of contingencies, such as getting financing, carrying out the home inspection, and a clean title.

When we present your offer, you'll need to present "earnest money." This is a cash deposit given to a seller to secure an offer to buy the property. The amount is most often applied to the cost of closing. If your offer is accepted by the seller, we should close on the home about 30 to 60 days after. This allows enough time for your mortgage financing.

Step 6 – Negotiate the deal
Most deals don't close on the first offer, and it's really common to receive a counter offer. Don't let it alarm you. We'll consider whether or not to consent to the counter offer, present our own counter offer, or reject the seller's offer and go on.

How aggressively we negotiate the deal depends on market circumstances. In addition, we'll work within your financing constraints. And when it's all said and done, we'll compose a contract that's best for you.

Step 7 – Obtain a loan
Once we sign the final sales contract, you'll begin working with your lender to close the loan. If you've been pre-approved, it won't take long at all. However, you should to stay in close contact with your mortgage lender. And I'll handle all the property information your lender will need to close the loan.

Step 8 – Close the deal
Your lender will provide you with a Loan Estimate (LE) of your closing costs within three days of getting your application. You'll get a Loan Estimate (LE) of your closing costs from your lender within three days of getting your loan application. The estimate is based on the loan amount. RESPA requirements require that it has to involve all closing costs and be within a strict range of accuracy, and I'll go over the estimate and let you know if everything looks adequate.

Then it's time to close on your home. This will likely happen at a title company or escrow office and will most often be a smooth and relaxing occasion.
